For PropertyAsia.ph brokers and agents, finding sales leads may be easy but turning them into customers is not.  Not everyone you reach out to will eventually buy or rent your properties.  Most of them will be hesitant at first and it will take a lot of convincing before they actually become your customer.  Nonetheless, you can still work on it and keep your leads.

Here are six surefire ways to convert your leads into customers:

  • Track Leads

Some real estate companies and professionals never bother to track their leads and find out how they got their customers. However, tracking leads is very important because it will help you determine which places to get more prospects that are likely to buy your properties in the future.  You should also know the reasons why these leads reached out to you so you can make your sales kit’s content more personalized.  You can even send them messages to show your appreciation and entice them more.

  • Act Quickly

When you’re running a business, you can’t just sit back and relax while waiting for customers to come to you.  Apparently, you have to find them yourself and act quickly.  The faster you get the leads, the faster you will get customers.  To do this, you may search through your email, ask your staff to contact your leads over the phone, or even ask them to talk to you in person. In addition, there are plenty of internet marketing services such as CRM tools, and online SAAS software available to help you manage your leads.

  • Create Additional Content

Providing the basic information about your property is not enough to entice prospects.  Though most of the leads that you will find are possibly busy, a little-added content in your sales kit will not push them away.  In fact, it may even catch their attention and draw them into your properties. Talk about the detailed list of the property’s features—their benefits, and why they stand out from the rest.  Make it educational and at the same time catchy and appealing.

  • Ask Questions

If your leads don’t seem interested and they don’t ask questions, you can do it yourself.  Send them an email or a personal message asking them if they were able to check your properties and what they think about them. This is a great way to open a conversation with your leads and later discuss to them the detailed list of the property’s features.

  • Offer Incentives

Everybody loves freebies and your leads are no exception.  Offer them free gifts or discounts.  These gifts don’t have to be pricey but make sure they will be of great value to them. Most people can’t say no to freebies and discounts so take advantage of it.

  • Remind Leads About ROI

Discussing the detailed list of the property’s features is good but you have to remind your prospects about how their investment on properties can have a big return on investment (ROI). Prove them that your product is worth the price they are going to pay.
