Primex Corp. To Build Tallest Office Tower in San Juan City

Manila, Philippines—Property developer Primex Corporation has kicked off the construction of its latest project, Primex Tower, a 50-story office tower at the Greenhills, San Juan commercial district

Primex Tower will rise on a 1,944-sqm corner lot, bounded by EDSA, Connecticut Street, and Florida Street. Projected to be the highest building in the city, the tower will have 37 floors of office space and 12 floors of above-ground and basement parking.

Primex Tower will have approximately 41,000 sqm of total leasable office space, ranging from 200 sqm to 300 sqm in size. The estimated project cost is P3.6 billion over the four to five-year construction period.

“With the project, the company is looking to take advantage of the increasing demand in the office and hotel sectors,” says Primex Corp. Chairman and President Ernesto Ang.

Ang adds that despite the increase in supply, Primex Tower and other similar projects will be attractive as the demand shifts from the old structures to the new higher quality buildings.

The tower’s features are aligned with those of the Leadership in Energy and Environmental Design (LEED) standards.

For example, the tower’s office spaces are designed in quadrants and are enveloped with curtain glass to allow natural light to enter into the workspace while maximizing the view of adjacent golf courses— the Wack-Wack golf course in the south and the Emilio Aguinaldo golf course in the north.

Also, the building envelope will use 90% double-glazed glass, with a vacuum in-between, which reduces heat gain and noise penetration. The reduced heat gain enhances the efficiency of the VRF (variable refrigerant flow) air-conditioning system of the building. It will also recycle wastewater through a sewage treatment plant for use in vegetation irrigation and flushing of water closets.

Primex Corp. recently completed The Stratosphere, a 31-story residential condominium in Makati City.
