Jollibee Tower in Ortigas CBD Ready For Tenants Next Month
Manila, Philippines—DoubleDragon Properties Corp. has just held a top-off ceremony for the 41-story Jollibee Tower in Ortigas Central Business District, which will be turned over to tenants next month.
DoubleDragon’s eight office tower, the Jollibee Tower is expected to contribute P631.8 million annually.
With Jollibee Foods Corp. as its anchor tenant, the Jollibee Tower is situated on a 3,002 sqm prime commercial lot. It has a total leasable area of 59,365 sqm with Jollibee retail shops on the ground floor and an events center on the second floor. It has 1,149 parking slots (four basement parking floors and eight podium parking floors) as well as green garden decks and a helipad.
The building is pre-certified with the Leadership in Energy and Environmental Design (LEED), which promotes sustainable technologies. The building’s exterior is made of double-glazed curtain walls for increased energy efficiency. The office floors are fiber optic-ready with N+1 emergency back-up power and fully-fitted with variable refrigerant flow (VRF) air-conditioning system.
“We see building structures for leasing business like fruit-bearing trees, where the buildings are like the tree, and the rental income are like the fruits that keep coming for many decades. And while they produce the fruits year on year, the property like the bark of the tree also becomes more and more valuable,” said DoubleDragon Chairman Edgar Sia II.
